Century City Building 36 Renovation is located at 3533 North 27th Street at the Tower Automotive/former A.O. Smith site on Milwaukee’s near north side within the 30th Street Industrial Corridor. Hunzinger Construction Company served as the general contractor for this 140,000 SF renovation/restoration/modernization and 8,000 SF addition for the City of Milwaukee’s Redevelopment Authority. GRAEF-USA, Inc. served as the project designers.
The Century City Building 36 project involved the extensive renovation of an existing industrial/manufacturing facility to serve as a new manufacturing and maintenance operations center for Talgo, a Spanish train company. Hunzinger is the general contractor for the project. The project included selective demolition and renovation that was successfully completed in just 9 weeks while incorporating the traditional architectural systems and characteristics of an office suite, locker and restroom facilities, and large industrial/manufacturing production area as well as introducing new infrastructure and related process systems throughout the space. The construction also included the addition of high-bay industrial/manufacturing space and a new west façade for the facility.
“We completed this project in the midst of The Great Recession and it was a wonderful opportunity to put unemployed and underemployed construction workers back to work. The project had a goal that 30% of the workers had to be City of Milwaukee Residency Preference Program certified. We surpassed that goal with 43% of the workers on the project being City of Milwaukee RPP certified. The project has also been a catalyst for the City’s vision to adaptively reuse the AO Smith/Tower Automotive industrial site leading to other projects in development.”
