Hunzinger’s Work at Bayshore Goes Back Decades

For over two decades, Hunzinger has served as Design-Builder, Construction Manager and General Contractor for the redevelopment of the 1958 Bayshore Mall into the 47-Acre, 13-building, 1.1 million SF Mixed-Use Bayshore Town Center and most recently as the reinvented and reimaged Bayshore.

Hunzinger has been back on site over the last 4 years throughout the renovation efforts of owner Cypress Equities. Their vision was to re-purpose the north and east segments of land formerly occupied by Sears, The Boston Store and the original covered mall. The 2019-2021 site plan modernization efforts included the major demolition of covered mall buildings, re-purposing the two anchor stores with extensive renovations and introductions of Total Wine and Target. The transformation included a new Town Square called The Yard, a public interior Rotunda space and parcels for new restaurant, hospitality and multi-family residential uses. Also, 4 years after iPic’s closing, a newly renovated ACX Cinemas will be completed in July 2023. Hunzinger’s Bayshore Team is close to the finish line on the renovation of 42,951 square-foot space located above the Rotunda at BAYSHORE. The new location will include six movie theaters with luxury heated recliners, as well as gaming, bowling, and Backlot Pizza + Kitchen featuring a full-service bar and restaurant with their signature Detroit-style pizza and full menu.

When Cypress Equities purchased the Bayshore Towne Center, they focused on a central theme of Bayshore’s redevelopment as the creation of functional, open spaces for people to come together and enjoy themselves. The former Town Square was converted to an upgraded central courtyard called The Yard, which includes a 20×36-foot LED Marquee screen that features specialty programming. The revamped Yard is a communal area for the center which will provide greater openness and connectivity as a four-season destination. Guests can relax and enjoy a take-out meal as they connect with friends and family in an open and inviting outdoor environment while enjoying live entertainment, family, and interactive activities to enhance their visits at Bayshore. Another infrastructure beautification project was the Kohl’s Plaza on North Bayshore Drive. The new plaza includes a signature art feature along with upgraded lighting, landscaping, and walkways. Improvements that were made throughout Bayshore include upgraded walkways, landscaping, and lighting. Additionally, Hunzinger completed the green infrastructure improvements within select new parking areas of the Bayshore property that included permeable paving and bioretention basins for storm water management.
