Old Republic Risk Management Corporate Office is located at 445 S. Moorland Rd Brookfield, WI. Hunzinger served as General Contractor for the second and third floor remodel of their office space. This 9,000 sq. ft. renovation is one of many phases of construction we working on with Old Republic.
The work includes demolition and remodeling of existing offices, executive offices, break areas, conference rooms and multipurpose areas in an occupied environment carried out in multiple phases, concurrently.
On the Old Republic Surety side, a larger office will be divided into two smaller offices and a file room will be demolished and be used as an open office area with reused mill work. A current kitchen area will be opened up to a smaller kitchen area and break out space.
During the course of this project, Hunzinger will also perform renovation work on the third floor.
This renovation includes demolishing an existing reception area, converting a conference room to open space and re-configuring an existing office into an executive conference room.
The demolition of the reception area includes removal of two glass entry door, existing millwork, countertops, stone wall elements, wood-slatted ceilings, and high-end wood paneling.
New wall layouts and room designations for each floor will require multiple heat pump relocations, HVAC ductwork and zoning reconfiguration, and the installation of borrowed light frames to satisfy occupant thermal, visual, and acoustic comfort.
The wood paneling from the second and third floor will be reused on the third floor to match existing finishes. Existing materials such as doors, frames, glazing, millwork, and light fixtures will be reused wherever possible to reduce construction waste and reduce cost.
The work took place in a fully occupied, four-story office building. All precautions will be taken to reduce construction impact to the building occupants to a minimal level. Zimmerman Architectural Studios, Inc. served as the project architects.
Challenges that will be present for this job are handling construction materials to the second floor, working in an information-sensitive occupied environment in respect to loud construction activities, noxious fumes, dust, debris, and sourcing materials to match existing.
