Gateway West Sustainable I is located at 3410 Gateway Road in Brookfield, WI. Back in 2009, Hunzinger put together and led a design/build team that included Stephen Perry Smith Architects, Pewaukee, WI, for this 34,000 square foot, LEED NC Platinum and LEED EB: O+M Platinum certified, newly constructed commercial Class A office building.

The building’s primary tenant is Environmental Systems, Inc. (ESI) a leading systems integrator and provider of energy management services in the United States. ESI develops innovative solutions that enable commercial property occupiers and owners to efficiently manage their building systems and remotely monitor and analyze energy usage in real time to identify and achieve potential savings. ESI is providing analytics-driven managed services on over 180 million square feet of facilities at over 2,800 sites throughout the U.S. ESI maintains and operates their offices at Gateway West Sustainable I as an educational showcase on energy management and sustainability.

In April of 2015, CBRE Group, Inc. announced that it had acquired ESI, this acquisition underscored CBRE’s commitment to providing global, industry-leading facilities management solutions, including energy and sustainability products and services, for its clients. CBRE Group, Inc. (NYSE:CBG), is a Fortune 500 and S&P 500 company headquartered in Los Angeles and is the world’s largest commercial real estate services and investment firm. CBRE offers strategic advice and execution for property sales and leasing; corporate services; property, facilities and project management; mortgage banking; appraisal and valuation; development services; investment management; and research and consulting.

In early 2015, ESI learned that the LEED V4 standards would be a challenge for any facility to achieve. Knowing that they would have to re-certify the facility in 2017 anyway, they decided to take the initiative and become one of the first facilities to achieve the certification. CBRE|ESI reached out to Phil Vetterkind with Sustainable Building Solutions, a division of Hunzinger Construction Company, to assist with this endeavor. Phil was part of the original team for both the Gateway Sustainable I NC and the EB O+M LEED Platinum certifications.

CBRE|ESI felt that Gateway West Sustainable I is one of the most sustainable in the world and they wanted to prove it by pursuing the most difficult rating system to date. The team quickly found that V4 was going to challenge them and their building to be better, even though they already have two Platinum plaques on their wall.

Given the multiple project challenges and stringent guidelines, we are extremely proud to announce that in January of 2016, Gateway Sustainable I achieved LEED V4 EB O+M Platinum certification ­­- a huge accomplishment. According to Vetterkind, “this was the most difficult certification I have worked on yet. However, the team of CBRE|ESI and Sustainable Building Solutions was up to the task. The real story here is the fantastic level of collaboration and teamwork that occurred in order to make this happen. This is a continuation of the partnership and collaboration we have experienced since the beginning of the Gateway West Sustainable I project and is a testament to all of the folks at Hunzinger, Sustainable Building Solutions and CBRE|ESI.”
